View/Download the Report
If you would like to view/download the information for a specific site in the analysis, click the “View Details” button beside your desired site. This will open the Site Detail Report functionality.
Choose which site, market area, and report template you would like to view by using the drop-down lists at the top of the Site Detail page. Clicking the site name at the top of the page will open the site switch menu where you can choose any site in your analysis or an average of all sites to populate the report.
The drop-down under "Market Area" will populate with the distance options chosen in the Analysis Wizard and will automatically refresh the report with data for the selected market area.
The "Template" drop-down allows the user to switch the Site page metric display between different report templates created in Utilities. Read more about creating and managing templates here.
Lastly, to export the Site Detail Report, navigate to the Advanced Analysis tab and click your desired export format, "Download PDF" or "Download Excel." Clicking the cog wheel in the export menu will bring up the report export settings. Uncheck any check box and that report page will not be included in your export.
What's in a Site Detail Report?
Site
The Site tab presents assumptions and metric values for the site, market area, and template chosen in your analysis. Metric values present the value of the metric for the market area versus the value of the metric for the chosen benchmark. Assumptions reflect the values input on Step 7: Assumptions.
Psychographics
Data on the Psychographics tab represents the various Experian Mosaic profile distributions in the area. Clicking into any singular profile provides a summary on the right side of the report of that profile's average make up and preferences. Read more about each profile type by clicking "See All Info On Mosaic Types with Experian." Additionally, use the age and income sliders at the top of the page to disect the makeup of each category in the market area of your analysis. Be sure to click "Apply Filters to Share of PMA" to calculate the unique age and income share of the profile cohorts.
Supply
Information for each competitor in the displayed market area will be displayed on the Supply tab, including: bed or unit counts, distance from the target site, and the weight applied (this property can be altered in Step 5: Supply Settings). To see additional property details (open year, operator, etc.) download the Raw Data excel format at the top of the page.

PAR – NIC MAP Subscribers Only
The Property Advisor Report (PAR) provides aggregated asking unit count, rate, and occupancy data for the competition in an analysis target’s market. To display data in this section, the competitive set for your analysis must include a minimum of four properties from four different operators. This limitation ensures that we maintain our confidentiality requirements and enables us to maintain our exceptionally high survey response rate year-over-year. Transactions – NIC MAP Subscribers Only
The Site Detail Report also provides access to NIC MAP Transaction data for your site’s market. Here you can view insights into recent deals via datapoints such as property names, addresses, metros, property & campus type, unit counts, buyer/seller, close price, and price per unit.
Hospitals
Data presented in the Hospitals tab is sourced through the Center for Medicaid and Medicare services (CMS). The data is updated annually.
Providers
The Providers tab gives operators the ability to identify strategic providers in their market. This data will allow visibility into the total set of providers within a specified market, the quality of those providers, and the communities they serve. Pipeline
Data presented in the Pipeline tab are reflective of ongoing senior housing construction projects in the market area. This information comes from Dodge Data and Analytics, which leverages county planning departments to collect construction details.
CarePrepare
VisionLTC’s quality survey platform, CarePrepare, is a nationwide database of survey, deficiency, and penalty history. Within Site Detail Reports, you can view CarePrepare data for assisted living and memory care facilities in the market area you are evaluating.
Quality survey data is presented from the latest facility surveyed in the market area through the previous 24 months. In the below, one of the facilities in the market area was surveyed on April 11, 2023, so data is displayed from April 11, 2021 - April 11, 2023.
The summary table presents the following information on a per-facility basis for the time period: Quantity of surveys taken, Quantity of citations assigned to category, Quantity of complaints, Quantity of repeat citations, Quantity of fines, Total dollar value of the sum of fines, and the state satisfaction score (if applicable).
Labor
Labor data in the Site Detail Reports is sourced from Lightcast and is updated quarterly. Read more about Labor data in VisionLTC, here.
Construction Cost
The Construction Cost tab reports costs per square foot for various construction materials and quality grades. You can customize the type and size of the facility by using the “Building Type” and “Square Footage” drop-downs, respectively. Read more about Construction Cost data in NIC MAP Vision, here.
Financial - Financial Upgrade Subscribers Only
The Financial tab presents CMBS loan financial statement data from various competitors in the market area. The data is sourced through several financial reporting institutions and updated on a monthly basis. Data availability is contingent on the loan type and will differ from community to community. Migration – Resident Insight Subscribers Only
The Household Dynamics tab, available through a subscription to Resident Insight, provides detailed insight into the dynamics of in-migration and out-migration for the selected market area over the previous year.
The sliders at the top of the screen allow you to adjust age and income cuts for which you'd like to view migration trends. The in- and out-migration totals for the selected cohort are then displayed on the left side of the screen. Additionally, the top counties for both in-migration and out-migration are listed on the right, with an interactive visual representation below.
The Household Data section at the bottom of the screen provides an overview of income-qualified 80+ seniors living alone, as well as migration dynamics for 80+ seniors at both the selected market area and MSA extents.
News
The News is sourced through a partnership with LexisNexis and displays local news stories about impending senior housing developments in the market area. This dataset is updated on a daily basis.
Debt Calculator
The Debt Market Analysis tool provides operators, developers, owners, brokers and lenders with a comprehensive solution for estimating and accelerating access to senior housing financing. The Debt Calculator will allow you to assess the 5 most common options for debt in the senior housing market place today, including Ginnie Mae (HUD), CMBS, Bank, Fannie Mae, and Freddie Mac.
