How to use machine learning to select the competitors in your market area.

As part of your supply-related inputs in the Market Insight Analysis Wizard, you can choose to leverage AccuComps to populate the competitive supply in the area.

What is AccuComps?

AccuComps is a proprietary algorithm that generates the most likely comparable properties based on a multitude of data points from communities within the NIC MAP database. These data points include the age of the community, unit mix, performance metrics, and myriad other factors.

How do I apply AccuComps?

When creating a Site Evaluation, Step 2 of the Analysis Wizard prompts you to input address(es). On this step, if an address you input matches a known senior housing community in the NIC MAP Vision database, Accucomps may be available for that site. AccuComps can be used for multiple sites in an analysis. Sites uploaded via excel template are also eligible to match with AccuComps.

You can use the default community name from the NIC MAP Vision database or choose to rename the community in the "Name" input box.

On Step 5, Market Supply, you can select if you would like to use the predetermined AccuComps competitor list in your analysis or if you would like to use the standard Market Area Supply and apply manual filters based on community type, age, size, etc.

Please note: AccuComps cannot be customized. The competitor list created through AccComps will be applied in your analysis as-is and is bound to your market area inputs.

Once your analysis has processed, the Supply tab of the Site Detail Report will display a banner message to indicate if AccuComps was successful in matching your property with other similar properties or not. All supply-related metrics (Ex: Total Supply, Unmet Demand, Penetration. etc.) will be calculated using the list of communities found on the Supply tab.

What if my site does not qualify for AccuComps?

If you input an address into your analysis that does not match a known community in the NIC MAP Vision supply database, AccuComps will not be available. Your analysis will use traditional market area based supply that is dependent on the drive time and radius input on Step 4: Market Areas.
