The Property Details Report provides aggregated performance data for your selected subject property compared to its Comp Set. You can view this report for any owned/operated senior living property by creating a group of your properties in Portfolios, an asset management module in VisionLTC.

Once you have selected your desired portfolio, click "Details" beside any facility to access the Property Details Report. Once in the detailed view, you can click the black arrow beside any other facility's name to view that facility's data.

The Property Details Report includes proprietary indices for Market Share, Occupancy, and Average Rent that compare subject property performance versus its Comp Set in the current quarter. Values higher than 1.00 are indicative of performance above the Comp Set (desirable), and vice versa.

Market Share = Occupied Units in Subject Property / Occupied Units in Market [1]

Occupancy Index = Occupancy % at Subject Property / Occupancy % in Market [2]

Rate Index = AMR at Subject Property / AMR in Market [2]

The report contains seven additional tabs with additional time-series performance data. You may recognize some of these metric sets from the Property Advisor Report (PAR). Data in each of these tabs is still subject to the NIC MAP minimum data protections intended to protect the anonymity of individual data contributors.

This tab contains a Combination Chart for each of the four Care Segments. The subject property is compared to the aggregate of the Comp Set on Average Monthly Rate and Occupancy over the prior 12 quarters.

The Market Share tab contains line graphs by Care Segment that compare the subject property's unit counts in relation to all of the occupied units for its Comp Set and the change over the prior 12 quarters.

The Unit Performance tab introduces time-series data by Unit Type (Studio, 1BR, 2BR, etc.) to the VisionLTC platform. The table on this tab compares the subject property's actual quarterly data in each Unit Type versus that of its Comp Set. YoY changes in Average Rent and Occupancy by Unit Type can be found here.

Unit Performance is home to the raw data utilized to calculate the Occupancy Index and Rate Index at the top of the report.

The Market Performance tab combines the subject property and its Comp Set and displays total market performance data grouped by Care Segment and Unit Type.

Additional QoQ changes in Average Rent and Occupancy by Unit Type can be obtained in this section.

The Competitive Analysis tab contains a Combination Chart and Table with unit, occupancy, and market share metrics over the previous 12 quarters when comparing the subject property to its Comp Set.

This tab is home to the raw data utilized to calculate the Market Share % at the top of the report.

The Bandwidth & Index tab charts display a property's performance in relation to its comp set, banded by the minimum and maximum values (bandwidth) within each quarter.

This same performance is also visually represented by a bar graph of the Occupancy Index and RPI Index and the change over the previous 12 quarters.

The Comp Sets tab shows all properties contained within the report on a map, with the subject property indicated with a black star pin. The communities that are contained as part of the Comp Set are listed in the Competitive Property Directory.
