Select the communities that compete with your subject property to be included in Portfolios.

Comp Sets are the building blocks of Portfolios, the asset management tool in NIC MAP Vision that is used by owners and operators to monitor the performance of properties they own, operate, or share an interest in. Comp Sets allow you to select the group of senior living properties that are direct competitors of your subject property(s), based on a variety of property attributes like distance from site, age, and unit composition.

To access Comp Sets, you will need a Local or Professional subscription to the NIC MAP Data Service, as well as to NIC MAP Vision's Portfolios. Data in Portfolios is subject to the same minimum data protections as the Property Advisor Report and is not available outside the NIC MAP Market Coverage area.

To navigate to your existing Comp Sets, go to Utilities > Comp Sets in the NMV portal.

How are Comp Sets added to my portal?

Comp Sets represent a temporary allowance to view and compare a single property's rent, occupancy, and market share data to it's competitive set over the last 12 quarters. A Comp Set for a property becomes accessible in your portal when that property has submitted rent roll data for NIC MAP Vision's Actual Rates Data Initiative, intended to increase transparency in the senior living sector. On a monthly basis, Comp Sets will be added/removed from your portal based on the property's participation with the Actual Rates Data Initiative.

Any new Comp Set will be set to a default radius of 5 miles around the subject property. This Comp Set will be inclusive of all properties in the in 5 mile radius, but Comp Sets can be modified to fit your needs.

How can I modify my Comp Sets?

Comp Sets can be modified based on three selection types: (1) Radius, (2) AccuComps, and (3) Custom. When a Comp Set is modified, it will be modified for all users in your NMV portal -- but not for users in other organizations who have received a "shared" copy of the Comp Set.

(1) A Radius selection will auto-select all NIC MAP supply properties within a specified number of miles from your subject property.

(2) An AccuComps selection will auto-select properties similar to your subject property in terms of age, unit composition, and distance from your subject property. This Comp Set can be Unbounded, meaning all AccuComps will be included in your Comp Set, or Radius Bound, meaning only AccuComps less than your specified radius in miles will be included in the Comp Set.

(3) A Custom selection allows you to select individual properties (within a specified radius) that you would like to include in the Comp Set. This option gives the ultimate control to include and exclude competitive properties from a Comp Set. While you are making your selections, you will have access to each property's unit composition, operator, age, as well as an indicator for an identified AccuComp. You'll also have the option to include AccuComps beyond your specified radius (Unbound).

The custom type also allows you to Filter Inventory by the following property attributes:

  • Type: Majority IL, Majority AL, Majority NC

  • Status: Open, Expansion, New Construction

  • Profit: For Profit, Not For Profit

  • Campus Type: CCRC/LPC, Combined, Freestanding

Note that the Radius and AccuComps selection types will "update" automatically as new supply is added to the market area with each quarterly update. The Custom type will require new properties to be added to the Comp Set by the user as they come online.

Once you have made all changes, please press the Submit Changes button to submit the Comp Set to the approval queue.
