Export results for multiple PARs (Property Advisor Report) in one single analysis in Market Insight.

The NIC MAP performance metrics in Market Insight analyses that capture actual supply performance conditions in a market area, like occupancy and rent.

Each quarter, the NIC MAP Data Service surveys over 15,000 properties in 140 markets through rent roll submissions, direct calls, or web-based surveys and then aggregates the results across the tools in the NIC MAP & VisionLTC platforms. The performance metrics, which have historically been accessible in the NIC MAP Property Advisor Report (PAR), have now been made available as part of a series of metrics that have been rolled into the VisionLTC platform for dual subscribers of NIC MAP and VisionLTC products.

To access these metrics in a completed VisionLTC analysis, you'll need both a Market Insight subscription to VisionLTC and a Professional or Local subscription to the NIC MAP Data Service. Viewing The Metrics: In Portal

To view the NIC MAP metrics, you must first complete an analysis in VisionLTC. Processing an analysis with more than one site and market area will allow you to view this market performance data for multiple markets in a single analysis -- as if you performed multiple Local Property Searches in the NIC MAP portal simultaneously.

To view the metrics, navigate to Reports > View Site Details to see the Site Detail Report. The site tab will allow you to view any metric generated within your analysis as part of a templated report, selectable in the Template box immediately above the report tabs.

Report Templates for the Site tab are editable by any VisionLTC user by navigating to Utilities > Templates. Feel free to create your own Report Templates with whatever metrics your prefer, or reach out to the Client Success Team if you need help.

You can also visualize the metrics across a market by utilizing any analysis type containing 2 or more sites (see the example of a Sub-Market Analysis for Charlotte, NC below). This will allow you to look across a wide area for hotspots in key performance indicators.

Viewing The Metrics: Exporting the Data

If you are performing an analysis with a large number of analysis points, you may want to utilize the Raw Data Download to export your analysis data to a spreadsheet. The Raw Data Download is available with any completed analysis by navigating to Reports > Raw Data.

Data Protections

You may encounter a NIC MAP metric that returns the value of "Protected." This means that NIC MAP's minimum data requirements were not met. NIC MAP does not report these metrics on an individual-property basis, so, in order to view the data, subscribers must aggregate the metric for at least 4 properties by 4 different operators in their reports.

NIC MAP Performance Metric Listing & Definitions

Note: All metrics are stated by "segment" (IL, AL, MC, and SNF) unless otherwise noted.

Occupancy / Absorption

  • NIC MAP Occupancy: Average Occupancy of properties in the market area in the current quarter.

  • NIC MAP Occupancy YoY Change: Year over year change in average Occupancy of properties in the market area in the current quarter.

  • NIC MAP Occupancy QoQ Change: Quarter over quarter change in average Occupancy of properties in the market area in the current quarter.

  • NIC MAP Max COVID-19 Occupancy Decline: The maximum amount of decline in Occupancy that occurred between 4Q2019 (the pre-COVID era) and the current quarter (the COVID era). This measure is intended to identify the maximum extent of impact that COVID-19 had on Occupancy in the market.

  • COVID-19 Occupancy Gain from Trough: The amount of rebound in Occupancy that occurred in this market between the Occupancy bottom of the COVID era and the current quarter. This measure is intended to identify the percentage of gains this market has made since its worst reporting period in the COVID era.

  • NIC MAP Current Occupancy vs. 4Q19: Average occupancy of properties in the market area in the current quarter as a percentage of average occupancy in 4Q19.

  • NIC MAP Absorption (Seniors Housing Only)*: Average Absorption of Seniors Housing properties in the market area in the current quarter. This is a measure of demand.

  • Absorption | YoY Change (Seniors Housing Only)*: Year over year change in average Absorption of Seniors Housing properties in the market area in the current quarter. This is a measure of demand.

Average Rent

  • NIC MAP Average Rent: Weighted average rent of properties in the market area in the current quarter.

  • NIC MAP Average Rent COLI Adjusted: Weighted average rent of properties in the market area in the current quarter, adjusted for the Cost of Living in the market.

  • NIC MAP Average Rent YoY Change: Year over year change in weighted average rent of properties in the market area in the current quarter.

  • NIC MAP Average Rent QoQ Change: Quarter over quarter change in weighted average rent of properties in the market area in the current quarter.

  • NIC MAP Max COVID-19 Rate Decline: The maximum amount of decline in Rate that occurred between 4Q2019 and the current quarter. This measure is intended to identify the maximum extent of impact that COVID-19 had on Rate in the market.

  • COVID-19 Rate Gain from Trough: The amount of rebound in Rate that occured in this market between the Rate bottom of the COVID era and the current quarter. This measure is intended to identify the percentage of gains this market has made since its worst reporting period in the COVID era.

Revenue / RPI

  • NIC MAP Revenue: Weighted average revenue of properties in the market area in the current quarter. Uses NIC MAP RPI figures to calculate revenue.

  • NIC MAP Revenue YoY Change: Year over year change in weighted average revenue of properties in the market area in the current quarter. Uses NIC MAP RPI figures to calculate revenue.

  • RPI: Weighted average of RPI of properties in the market area in the current quarter. RPI is a relative approximation for REVPAR, or Revenue Per Available Unit.

  • NIC MAP Max COVID-19 RPI Decline: The maximum amount of decline in RPI that occurred between 4Q2019 and the current quarter. This measure is intended to identify the maximum extent of impact that COVID-19 had on RPI in the market.

  • COVID-19 RPI Gain from Trough: The amount of rebound in RPI that occurred in this market between the RPI bottom of the COVID era and the current quarter. This measure is intended to identify the percentage gains this market has made since its worst reporting period in the COVID era.
