Note: Before you begin sharing your comp sets within the Portfolios module, you must first create and save your facility's Comp Sets. Read this article for more information on the Comp Set creation process.

The ability to "Share" a property in the Portfolios module allows users the ability to grant access to rate and occupancy data for their capital partner organizations who also subscribe to NIC MAP Vision. When a property is shared, users from your capital partners can create their own comp sets to evaluate market-level performance. This process is completed through entering a 6-digit pin provided by your capital partner and generated from NIC MAP Vision portal.

Sharing a community does not give capital partners the ability to export, edit, or change performance metrics from your community. Additionally, your own comp set creations and settings will not be altered by granting shared access to performance data.

Sharing, removal of sharing, or property allocation to another capital partner is completely at the discretion of the community's operator who contributes the performance data to the Actual Rates Data Initiative.

Sharing Parameters

The below outlines the requirements for accessing shared data via the Portfolios module.

  1. Organizations may share Comp Sets with up to three (3) capital partner organizations.

  2. Sharing is only permitted within the NIC MAP Vision client portal.

  3. Capital partners must have an active NIC MAP Vision Portfolios subscription.

  4. No additional data available through NIC MAP Vision (account access, competitive supply, demographics, transactions, etc.) is permitted to be shared unless expressly written in the license agreement.

How to Share Comp Sets

To enable sharing:

  1. Access the Utilities link in the left navigation pane.

  2. Click 'Comp Sets.'

  3. Click 'Manage Sharing.'

  4. Click 'Share with a New Organization.'

  5. Enter Partner's Org Community Sharing PIN.

  6. Click 'Submit Passcode +.'

Note: When you share a Comp Set with another NIC MAP Vision client, that Comp Set will be automatically set to include all properties in a 5 Mile Radius.

How to Locate Sharing PIN

Sharing is accessible via an Org Community Sharing PIN. To find your Org Sharing PIN, click your account name on the left pane and navigate to 'Org Settings'. This PIN must be provided to any operator by their capital partner before data is accessible in the Partner's client portal.

Managing Shared Communities

Once sharing is enabled, operators can manage their Shared Communities by following the below steps:

  1. Access the Utilities link in the left navigation pane.

  2. Click 'Comp Sets.'

  3. Click 'Manage Sharing' in the upper right-hand corner.

  4. Click 'Edit Org Sharing' in the upper right-hand corner.

  5. Search for the property name under the 'Owned Communities' header using the search bar.

  6. A user can remove sharing for the property by deselected the check box beside the property name.

Once sharing is removed for a property, capital partner organizations can no longer access any historical rate or occupancy data for that specific property.

Managing Shared Organizations

Once sharing is enabled between partners, operators can manage their Shared Organizations by following the below steps:

  1. Access the Utilities link in the left navigation pane.

  2. Click 'Comp Sets.'

  3. Click 'Manage Sharing' in the upper right-hand corner.

  4. Click 'Remove Organization' and confirm.
