The Explorer tab provides another method for viewing your analyses and displaying data layers on the map. You can click "Explorer" in the top left corner of the portal at any time to zoom into an area of interest or use the magnifying glass in the bottom right to search an area or address.

To view an analysis that has already been created in Market Insight, click ‘Analysis’ and select your desired analysis from the drop-down list. If your analysis includes more than one market area, you can toggle between the market area options in the ‘Buffer’ drop-down.

Measure -You can change what metric is used as the legend by changing the Current Display Metric under the “Site Details” tab. Open the “Measure” menu by clicking on the arrow to the right, select any metric from the list to display, and then the legend will automatically update. Please note that you can either scroll through the available metric options or search for them by keyword.

Clicking on the site pin will allow you to view the ‘Site Details’ within the map and generate your market area. On the right-hand side, a list of metrics will open which can be searched by using the search bar (pictured below)

Map Data – View Competition Data

This Marker Layer displays the supply data that is available in your portal, including Independent Living, Assisted Living, Memory Care, and Skilled Nursing Facilities. The data presented to you comes from one of two sources, VisionLTC’s Supply Data or the supply data you provided (i.e. via your NIC MAP subscription).

Each facility is represented by a colored house icon and is labeled with its majority product type, so if a facility offers 100 AL beds and 50 IL beds, its icon will be AL. You can choose to filter your results by product type (i.e. IL Properties or MC Properties), which will limit your results to facilities that have at least one existing bed or construction bed of that properties. By clicking on any of the competition icons, you can get information about that facility, including name, address, product mix, owner/operator (if available), open year (if available), and much more. The facility-specific data will appear in the Supply Detail pane on the right side of the screen and will disappear if you uncheck the Show Competition Data marker layer.

Household Dynamics

Within Explorer, you can access Migration Data by selecting "Patterns & Demographics" on the left sidebar.

The "Migration To-From" allows you to visualize net migration from county to county across the country. Clicking into any blue dot, representing a singular county, will populate a connection trail to all of the other counties that households have moved into and out of. The darker the blue, the higher net gain of migration and the brighter the red, the higher net loss of migration. Click into any trail to view the county names and net 1-year household migration quantity.

For all types of migration available to view in Explorer, you can customize the age cohort and income level of the households displayed by clicking the desired check boxes in the left sidebar. The map will automatically refresh with data custom to the options selected.

Dynamic Metric Layers – Explore Mode

The Explorer Mode will enable you to view metric data for Census Tracts, Counties, States, and the entire US based on your zoom level. To view a metric in this mode, select a metric from the Applied Layerdropdown shown below and click on a geography on the screen to view its value for the selected metric.

To view a different geography, simply zoom in or out on the map and click the resulting geography to see its value for the selected metric.
