FAQ: Resident Origin

Get insights into the resident relocation dynamics of each market and each specific community.

Resident Origin is a product that ties into the Competition Data layer of VisionLTC to provide you with last known address information for residents of 16,000+ senior housing facilities nationwide. This data set shows the effective resident draw radius of each of these 16,000+ communities and their larger markets.

If you subscribe to Resident Origin, the data is enabled in Explore view by checking the “Resident Origin Heatmap” option under Marker Layers, then clicking on a facility icon.

Resident Origin data is displayed within Explore in two different ways. The first is a heatmap view of last known addresses for residents of a selected facility. When the heatmap is active and a facility is clicked, several splotches will appear on the map, indicating the general areas in which current residents of that building lived prior to living in that facility. Green splotches indicate a lower concentration of residents from the area, while yellow and red splotches indicate high concentrations of residents from the area.

The second way in which Resident Origin data is displayed is through a distribution table at the bottom of the Supply tab. This table shows the percentage of residents at that facility who originally lived a given number miles from the facility. This enables you to clearly visualize resident migration patterns for competitor facilities in a market and adjust your site selection, sales, and marketing processes accordingly.

What is the Accuracy of This Data Set?

To assess and confirm the accuracy of this data set, VisionLTC engaged an expert in longitudinal background and address data sets. The expert’s conclusion was that while there are certainly some inaccuracies in the data, they are likely very limited and are unlikely to skew the overall distribution in any material way.

As a general rule, these data sets have a high degree of accuracy. They are drawn from the universe of highly reputable and reliable records (credit cards, bank records, property ownership, change of address, etc.) and are the bedrock of many key functions of the modern economy. These same types of data sets are used for verifying identity for Social Security benefits and access to financial products, checking background for employment and housing rental, and many other important functions.

Moreover, in our expert’s opinion, senior housing communities are likely to be a particularly accurate subset of the data. The odds that a 70+ year old is inaccurately identified as living in a senior housing community are very low.With their advanced aged and disproportionate likelihood of owning real estate prior to move in, senior housing residents are more likely to have well documented address histories, thereby making them a more accurate subset of the population.

How can I use this data?

With Resident Origin, you can visualize the relocation patterns of senior housing residents of a given community to learn about what neighborhoods/areas that those residents lived in before moving into the community.

A few specific use cases include:

  • Analyze Market Area Dynamics: Analyze the specific resident draw area dynamics of any individual market, sub-market, or competitive set. Understand the share of residents relocating from outside of the market area (almost certainly to be near adult children), which neighborhoods residents are relocating from, and how your community will fit into the broader picture.

  • Improve Marketing Strategy: Compare the origin of your residents against those of your competitors to identify neighborhoods where your community under or overperforms. Use this to tailor your community outreach strategy, such as targeting HOAs and other relevant referral sources, and your advertising strategy to increase your move in performance.

  • Understand Natural Barriers: Clearly identify barriers to relocation such as major highways, water ways, or city boundaries as seen in the relocation data.

  • Identify Underserved Markets: Identify areas where large pockets of seniors are relocating across long distances to access senior housing. For example, you may identify a market area where a large number of seniors are traveling 4 or 5 miles to access comparable senior housing, creating the opportunity to develop a new offering nearby and absorb market share.

  • Assess Your Vulnerability to New Development: Identify where newly announced or potential construction may “cut your community off” from large pockets of residents. For example, you may draw a large number of residents from a neighborhood 4 miles away. A newly announced community of comparable quality 1 mile away may disproportionately impact your community.

  • Draw More Accurate Market Areas: The evidence shows that market areas vary greatly based on a number of factors – population density, density of existing senior housing, etc. Rather than guessing at your market area, Resident Origin allows you to quickly determine the appropriate market area based on actual relocation patterns and not just assumptions or “rules of thumb.”

  • View Relocation Patterns Between Senior Housing Communities: Wondering where residents moving out of the IL-only communities go? Visualize those relocation patterns and take action to create relationships that can yield more move-ins.

How Do I Access Resident Origin?

If you subscribe to Resident Origin, the data is enabled in Explore view by checking the “Resident Origin Heatmap” option under Marker Layers, then clicking on a facility icon. Resident Origin Data is also included in the reports function by default.

What Does the Heat Map Mean?

VisionLTC tags each residents’ previous address to its respective census block and the points on the map represent the centroid of that census block. We do this to protect the privacy of the resident, while still providing you very granular location data points.

Is the Data Available for All Facilities?

This data set covers approximately 70% of all IL/AL/MC facilities in VisionLTC’s nationwide database.

How Frequently is the Data Updated?

VisionLTC updates this data set two times per year.
